Where is Woodstock?

Woodstock is in southern Cherokee County, about 15 miles south of downtown Canton along I-575. Kennesaw and Town Center are 15 to 30 minutes south, and Roswell and Alpharetta are east on Highway 92.

Like Canton, a Woodstock mailing address doesn’t mean you’re inside the city. A lot of Woodstock, including much of Towne Lake, is unincorporated Cherokee County. That changes your tax bill, so we check city limits on every home.

What do homes cost in Woodstock?

The typical Woodstock home sold for about $482,000 over the three months ending September 2026, down about 3% from a year ago. Homes are taking about 54 days to sell, and sellers are getting about 98% of their asking price.

That number covers a wide range. Townhomes and older subdivisions sell well under it; more than 60 Woodstock subdivisions sold at a median under $450,000 this past year. Golf course homes in Towne Lake Hills and new builds near downtown sell well over it. Our Downtown Woodstock guide lists the busiest subdivisions under $450,000.

Which neighborhoods should you look at in Woodstock?

Woodstock has some of the largest communities in the county. Here’s where we’d start:

  • Downtown Woodstock: the walkable Main Street and Elm Street core, with townhomes, newer infill and restaurants out the door.
  • Towne Lake: a planned community of many subdivisions along Towne Lake Parkway, with two golf courses.

Guides coming soon:

  • Eagle Watch: 1,300+ homes around an Arnold Palmer golf course, inside Towne Lake.
  • Towne Lake Hills: about 875 homes in four sections (East, North, South and West) around the Towne Lake Hills golf course.
  • Wyngate: about 850 homes in seven sections under one HOA.
  • The Woodlands and Bradshaw Farms.

What does it cost to live in Woodstock?

After the mortgage, property tax is usually the biggest local cost. Georgia taxes homes on 40% of their value. Inside Woodstock city limits, the 2026 rates add up to about 29.3 mills before exemptions: the city’s 5.65, the county’s 5.712 and the school district’s 17.95. Outside the city, you skip the city rate but pay the county fire tax and parks bond instead.

On a $480,000 home with no exemptions, that’s roughly $5,600 a year inside the city and about $5,175 outside it. Filing your homestead exemption brings it down and caps how fast the county portion can rise. Our property tax guide walks through the exemptions.

Plan for HOA dues too. Most Woodstock subdivisions have one, often with swim and tennis included.

What is there to do in Woodstock?

Downtown Woodstock is the center of it: Main Street restaurants, Reformation Brewery, Woodstock Arts and the outdoor amphitheater, with concerts and events most of the year. A six story hotel is planned across from the amphitheater.

Outside downtown you have the Noonday Creek and Towne Lake Pass trails, Olde Rope Mill Park on the Little River for mountain biking and paddling, Lake Allatoona to the west, and two golf courses in Towne Lake. The Outlet Shoppes at Atlanta are on Ridgewalk Parkway, and a new Publix anchored center, the Woodstock Mill District, is coming to Towne Lake Parkway in 2027.

What schools serve Woodstock?

Woodstock is in the Cherokee County School District, and schools are assigned by address. You’ll see Woodstock High, Etowah High and River Ridge High most often, depending on where the home sits. Check any address with the district’s school zone lookup before you buy.

Woodstock or Canton?

Both are in Cherokee County and share the same school district.

  • Woodstock is closer to Atlanta, with the busier downtown, more restaurants, and a shorter drive to Kennesaw, Roswell and Alpharetta. You’ll usually pay a bit more for the same house.
  • Canton is the county seat, farther north, with a historic Main Street on the Etowah River and more land for the money. See our Living in Canton guide.

We sell in both and we’re happy to drive you through each.

Woodstock is where I send people who want a real downtown and a shorter drive south. The trade-off is price and traffic on 575 and Highway 92 at rush hour, so test your commute before you fall for a house.
