Downtown Canton is where we go for coffee, dinner and the Saturday market. Here’s what living near Main Street is like, and what to know before you buy there.

Where is Downtown Canton?

Downtown Canton is the historic center of Canton, built around Main Street and Cannon Park in ZIP 30114. The Mill on Etowah sits on the old Canton cotton mill property at 225 Reformation Parkway, overlooking the Etowah River, and Etowah River Park is at 600 Brown Industrial Parkway. There’s no official boundary for “downtown,” so when people ask us, we mean the streets around Main Street and the river.

What can you walk to downtown?

From the streets around Main Street, you can walk to Cannon Park, the Canton Theatre, restaurants, coffee, antiques and boutiques. Cannon Park has a green roofed gazebo named for former Mayor James Cannon and hosts a summer concert series and seasonal events. Spots to know: Bizarre Coffee, B&B Social, Mamma Onesta’s, Palermo’s, La Cantina on Main, Local on North and A Cone to Pick.

Close by, and walkable from some streets depending on where you live:

  • The Mill on Etowah: a 250,000 square foot redevelopment with shops, restaurants, coworking space and an events green with a stage and screen. It’s about a 0.6 mile, 15 minute walk from Cannon Park. Our go-tos there are Reformation Brewery, Suds and Bottles, Campania and Rock n Roll Sushi.
  • Etowah River Park: 58 acres with an amphitheater, two pavilions, inclusive playgrounds, a public canoe launch, ball fields and picnic tables, plus a half mile concrete trail that links to the Etowah River Trail and Heritage Park.
  • Canton Farmers Market: Brown Park, 251 East Marietta Street, Saturdays from 9:00am to 12:30pm. The 2026 season ran May 30 to August 29, with fall night markets after.

In October 2025 the state named Canton a Georgia Exceptional Main Street (GEMS) community.

What homes are within walking distance of Main Street?

Homes near Main Street are a mix of older houses and newer infill, mostly single family, with a few townhome pockets. Newer infill builds near downtown have listed in the high $600,000s. There aren’t many homes in walking distance, and only a few are for sale at any one time.

What do homes near downtown Canton cost?

Downtown doesn’t sell enough homes for a meaningful median of its own. Canton as a whole sold at a median of about $534,000 this past year, roughly flat with last year, but a house two blocks from Main Street can be worth a lot more or less than that.

The honest way to price a home near Main Street is a set of closed sales within about half a mile over the last 12 months, and that’s what we pull for buyers and sellers. Want yours? Start with a home value.

Is there an HOA downtown?

Most downtown homes don’t have one, but you can’t assume. Newer infill and townhome pockets sometimes do. We’ll check it on any home before you write an offer.

What are the property taxes in downtown Canton?

Homes inside Canton city limits pay three rates for 2026: City of Canton 5.25 mills, Cherokee County 5.712 mills, and Cherokee County School District 17.95 mills (16.45 operations plus 1.5 bond). That’s 28.912 mills before exemptions. The city floated 6 mills earlier in the year, but 5.25 is what was adopted. More detail on our Canton property taxes page.

What schools serve downtown Canton?

Downtown Canton is in the Cherokee County School District. Assigned schools change by street, so check any address with the Cherokee County School District before you buy.

What’s changing downtown?

What I’d tell a friend

Living near Main Street means coffee, dinner and the farmers market on foot, and the Mill on Etowah is about a 15 minute walk. The trade-offs are older homes that may need updating, smaller lots and event-day traffic. Walk the street at night and on a Saturday before you decide.
