How much cash do you need to buy your first home in Cherokee County?
Plan on your down payment plus about 2% to 5% of the price for closing costs, plus earnest money (credited back at closing) and an inspection that you pay before closing. On a $425,000 home with 3.5% down, that’s roughly $14,875 down and $8,500 to $21,250 in closing costs, before any help from a program or the seller.
Here’s what each piece looks like at $425,000.
| Cost | Typical amount at $425,000 | When you pay it |
|---|---|---|
| Down payment, FHA loan | 3.5% minimum ($14,875) with a 580 or higher credit score | At closing |
| Down payment, conventional loan | As low as 3% ($12,750) for eligible first-time buyers; 5% is $21,250; 20% is $85,000 and avoids PMI | At closing |
| Down payment, VA loan | $0 for eligible veterans and service members (a funding fee usually applies) | At closing |
| Down payment, USDA loan | $0, only in USDA eligible areas and under its income limits | At closing |
| Earnest money | Usually about 1% of the price in our offers ($4,250). You get it back if you back out during due diligence, and it’s credited toward your cash at closing. | Within a few days of an accepted offer |
| Home inspection | About $400 and up for a typical single family home; radon and sewer scope cost extra | During due diligence |
| Appraisal | Often $300 to $600 | Usually during due diligence, through your lender |
| Closing attorney | Usually $500 to $1,500. Georgia requires an attorney to close. | At closing |
| Georgia intangible tax on your loan | $1.50 per $500 borrowed ($1,212 on a $403,750 loan) | At closing |
| Lender fees, title, prepaid taxes and insurance | The rest of the 2% to 5%; your Loan Estimate shows the real figure | At closing |
The seller usually pays Georgia’s transfer tax, not you. Sellers can also agree to pay part of your closing costs, which we ask for in your offer when the market allows it.

| Monthly cost at $425,000, FHA loan with 3.5% down | Amount |
|---|---|
| Base loan ($425,000 minus $14,875 down) | $410,125 |

| Georgia Dream second mortgage | $0 (no monthly payment) |
| Estimated total | $3,719 |
What to know about this example:
- FHA mortgage insurance: FHA charges 1.75% of the base loan up front, which most buyers add to the loan, plus 0.55% a year on a 30 year loan with less than 5% down. With less than 10% down, the yearly premium stays for the life of the loan unless you refinance.
- Georgia Dream: $10,000 is the standard amount at this price. It’s a 0% second mortgage with no monthly payment, repaid when you sell or refinance. You still put in at least $1,000 of your own money, need a 640 credit score and must fit the income limits above. Eligible protectors, educators and health care workers can get up to $12,500.
- Seller credit: FHA lets a seller pay up to 6% of the price toward your costs. Whether a seller agrees depends on the house and the market; homes that have sat a while are where we ask most often.
- Rate: we used the same 7.32% for comparison. FHA and Georgia Dream rates can be higher or lower, so ask your lender for both quotes.
These are estimates to help you plan, not a loan quote. Your lender’s Loan Estimate is the real number.
How we figured these numbers:
- Rate: 7.32%, the 30 year fixed average this week. Your rate depends on your credit, loan type and points.
- PMI: about $50 a month per $100,000 borrowed on conventional loans with less than 20% down. FHA loans use their own mortgage insurance instead.
- Property tax: Georgia taxes homes on 40% of value. We used the 2026 county rate (5.712 mills) and school rate (17.95 mills) with no exemptions. At $425,000 that’s about $4,023 a year, or $335 a month. Inside Canton city limits, add 5.25 mills.
- Homestead: once you file, the basic homestead exemption saves about $64 a year at these rates. Its bigger value is that it limits how much your county taxes can rise in later years.
- Insurance: Georgia averages, about $2,485 a year for $300,000 of dwelling coverage. Get a quote on the actual house early, since roof age changes the price.
- HOA: $75 a month is an example. The neighborhoods we cover run about $500 to $1,260 a year, and many older streets have no HOA. Our neighborhood guides list each one.
What do due diligence, earnest money, comps and sale-to-list mean?
These four terms come up in every Georgia offer. Here’s what each one means in plain English.
- Due diligence period: a set number of days after your offer is accepted when you can inspect the home, check the insurance and HOA rules, and walk away for any reason. The length is negotiated in your offer. If you back out during this window, you get your earnest money back.
- Earnest money: a good faith deposit, usually about 1% of the price in our offers, held by the closing attorney or a brokerage. You get it back if you back out during due diligence, and it counts toward your cash at closing. After due diligence ends, you can lose it if you back out for a reason the contract doesn’t allow.
- Comps (comparable sales): recent sales of similar homes nearby. They’re how we decide what to offer and how the appraiser decides what the home is worth.
- Sale-to-list ratio: the sale price divided by the asking price. Cherokee County homes are selling for about 98% of list price right now, so a $450,000 asking price sells for about $441,000 on average.
Which neighborhoods have homes near $450,000?
Townhomes and smaller subdivisions are where most first-time buyers land under $450,000, since the bigger amenity communities in Cherokee County now sell for more. Here’s where we’d look first.
| Area | Recent median or sale |
|---|---|
| River Green townhomes | A 3 bed, 2.5 bath townhome sold for $295,000 in March 2026 |
| Towne Lake, The Crossings at Towne Lake | $300,000 median (3 sales) |
| Towne Lake, Cottages at Towne Lake | $345,000 median (3 sales) |
| Towne Lake, Towne Harbor | $400,000 median (3 sales) |
| Providence Walk | $487,450 median (6 sales), a stretch, but smaller homes sell below it |
| Crestmont | About $508,000, down 6% from a year ago, so a stretch |
| Woodstock, other subdivisions | More than 60 sold at a median under $450,000, including Chastain Heights at $384,900 (34 sales); see our Downtown Woodstock guide |
These are from the past year of sales, and small samples swing a lot, so treat them as a starting point. River Green’s townhomes get you the community’s amenities at a townhome price. The Towne Lake subdivisions sit between Bells Ferry Road and I-575 in Woodstock. Providence Walk and Crestmont are pool neighborhoods where an occasional home comes up near $450,000, especially after a price cut. You can search every home for sale in Cherokee County by price.

FAQ
How much do I need to buy a house in Cherokee County?
Plan on your down payment plus about 2% to 5% of the price for closing costs. On a $425,000 home with 3.5% down on an FHA loan, that’s about $14,875 down and $8,500 to $21,250 in closing costs. Georgia Dream or a seller credit can cover part of it.
How much do I need for an FHA loan with Georgia Dream?
In our $425,000 example, about $9,125 at closing with Georgia Dream’s $10,000 and a 2% seller credit, or $17,625 with Georgia Dream alone. That covers the 3.5% down payment and closing costs estimated at 3%. The monthly payment, with FHA mortgage insurance, taxes, insurance and a small HOA, comes to about $3,719 at 7.32%.
Can I get down payment assistance in Cherokee County?
Yes, through the Georgia Dream Homeownership Program, which covers homes up to $625,000 in Cherokee County. It gives 5% of the price or $10,000, whichever is less, or up to $12,500 for eligible protectors, educators, health care workers and households with a disability. Income limits are $137,555 for 1 to 2 people and $158,188 for 3 or more.
What is the monthly payment on a $425,000 house?
At 7.32%, principal and interest is $2,773 with 5% down and $2,336 with 20% down. Add property tax, insurance, any HOA and PMI, and the total runs about $3,000 to $3,640 a month in Cherokee County.
Do I get my earnest money back if I walk away?
During the due diligence period, yes: you can walk away for any reason and get your earnest money back. After that period ends, you can lose it unless another part of the contract, like a financing or appraisal contingency you negotiated, lets you out.
Who pays closing costs in Georgia?
Buyers usually pay the loan costs, the lender’s title policy, the intangible tax on the loan and prepaid taxes and insurance. Sellers usually pay the transfer tax and often the owner’s title policy. Almost all of it can be negotiated, including asking the seller to pay part of your costs.
Should I file for homestead exemption after I buy?
Yes. You must own and live in the home on January 1, and you file with the Cherokee County Tax Assessor. It lowers your assessed value and limits how much your county taxes can rise later. The seller’s exemptions don’t carry over to you, so budget from the full rate.
