Our specialty

Buying & Selling at the Same Time

Most of our clients are moving up or moving across Cherokee County. The hard part is timing: you don’t want two mortgages, and you don’t want to be without a home. The right option depends on your equity, your lender and the market for both houses, so we run the numbers on each before you commit.

Do I need a preapproval before we look at homes?

It helps a lot. Sellers expect a preapproval letter with any offer, and it tells you your real budget before you fall for a house. If you don’t have a lender yet, we can introduce you to a few we trust.

What is the due diligence period in Georgia?

It’s a set number of days after your offer is accepted when you can do inspections and walk away for any reason. You put down earnest money, usually about 1% of the price, and you get it back if you back out during the due diligence period. We negotiate the length of the period as part of your offer.

Can I buy before I sell my current house?

Often, yes. Depending on your numbers, that can mean an offer contingent on your sale, a bridge loan, or selling first with a short leaseback. Our buy and sell guide lays out what each one costs, with a worked example.

Do you work with buyers relocating from out of state?

Yes. We’ve helped clients move here from as far away as Pittsburgh. We do video tours, drive the neighborhoods with you when you’re in town, and we’re happy to take calls in the evening.
