Where is Canton?
Canton is the county seat of Cherokee County, north of Atlanta along I-575 and GA-20. Downtown sits on the Etowah River, with Woodstock to the south and Ball Ground and Waleska to the north.
A lot of what people call “Canton” is actually unincorporated Cherokee County with a Canton mailing address (ZIP codes 30114 and 30115). That matters for your tax bill, because the city rate only applies inside city limits.
What do homes cost in Canton?
The typical Canton home sold for about $465,000 in September 2026, and about $469,000 across Cherokee County. Canton is roughly flat from a year ago while the county is down about 5%. Homes are taking around two months to sell, and sellers are getting about 98% of their list price.
The city median only tells you so much. Amenity communities like River Green and Bridgemill sell well above it, and a townhome and a new build in the same neighborhood can be hundreds of thousands apart. Each of our neighborhood guides has its own price range. When you’re ready to look, you can search every home for sale in Cherokee County and save a search for new listing alerts.
Which neighborhoods should you look at in and around Canton?
It depends on what you want out your back door: a lake, a golf course, a walk to coffee, or more house for the money. Here’s where we’d start.

What does it cost to live in Canton?
After the mortgage, property tax is usually the biggest local cost, and the school district is the largest piece of it. Georgia taxes homes on 40% of their value, and each taxing body applies its rate to that number after exemptions.
For 2026 the rates are 5.712 mills for Cherokee County and 17.95 mills for the school district, plus 5.25 mills for the City of Canton if you’re inside city limits. The typical Canton bill is about $3,700 a year. Our property tax guide walks through the 2026 rates, the homestead exemption, the new assessment notice and a worked example.
Two other costs to plan for: an HOA fee in most newer neighborhoods, and homeowners insurance. Get an insurance quote early, since some insurers in Georgia are asking for newer roofs.
How do you get around from Canton?
I-575 is the main road south toward Woodstock, I-75 and Atlanta, and GA-20 runs east and west through Canton toward Cumming and Cartersville. Rush hour on 575 is the most common complaint we hear, so drive your commute at the time you’d actually make it before you buy.
How long is the commute from Canton?
Downtown Canton is about 19 miles from Alpharetta, 18 miles from Kennesaw and 38 miles from Midtown Atlanta. With no traffic those drives take roughly 25 to 50 minutes, but rush hour on I-575 and I-75 adds a lot, so the times that matter are the ones you drive at 7:30 in the morning.
| From downtown Canton to | Main route | Miles | No traffic | Rush hour (our drive) |
|---|---|---|---|---|
| Alpharetta (downtown) | GA-140 (Hickory Flat Hwy) | 19 | 35 min | 45 min to 1 hr 5 min |
| Roswell (city hall) | GA-140 to Crabapple Rd | 19 | 34 min | 40 min to 1 hr 5 min |

| Hartsfield-Jackson Airport | I-575 to I-75/I-85 south | 49 | 63 min | 1 hr 5 min to 1 hr 45 min |
Measured from the courthouse on Main Street. Starting from a neighborhood east or west of downtown can change the route. For Alpharetta and Roswell, GA-140 is usually the better way than GA-400.
What is there to do in Canton?
Downtown Canton is the center of it. Main Street has restaurants, coffee and shops, Cannon Park hosts a summer concert series, and the state named Canton a Georgia Exceptional Main Street community in October 2025.
Etowah River Park covers 58 acres along the water, with an amphitheater, playgrounds, a public canoe launch and a trail that connects to the Etowah River Trail. Lake Allatoona is on the west side of the county, and Blankets Creek has some of the best known mountain bike trails around Atlanta. Downtown Woodstock, with its restaurants and breweries, is a short drive south.
Canton or Woodstock?
Both are in Cherokee County and share the same school district, so the choice usually comes down to price, commute and the kind of downtown you want.
- Canton is the county seat, farther north on I-575, with a historic Main Street on the river and a lot of the county’s amenity communities like River Green and Bridgemill. The typical home sold for about $465,000 in September 2026.
- Woodstock is closer to Atlanta along I-575, with a busier walkable downtown full of restaurants and breweries. See our Living in Woodstock guide. Inside Woodstock city limits, the city adds 5.13 mills plus a 0.52 mill parks bond for 2026.
Somewhere in between? Holly Springs sits right between the two. We sell in all three and we’re happy to drive you through each.
What I love about Canton is that you get a real downtown, the river and the mountains starting to show up north of town, and you’re still on I-575. The trade-off is the drive: if you work in Alpharetta, Midtown or near the airport, test that commute at 7:30am before you fall for a house.
