Towne Lake is really a dozen neighborhoods under one name, and they price very differently. Here’s how to tell them apart.

Where is Towne Lake?

Towne Lake is a planned community in southern Cherokee County, on the west side of I-575 in Woodstock’s 30189 ZIP code. It runs along Towne Lake Parkway and Eagle Drive, bordered by Bells Ferry Road to the west, the Little River to the north and I-575 to the east. The southeast part is inside the City of Woodstock and the rest is unincorporated Cherokee County, which matters for taxes.

The first thing people ask: there’s no lake called Towne Lake. The name nods to Woodstock and nearby Lake Allatoona. Rose Creek and Noonday Creek run north through the community into the Little River arm of the lake.

Which subdivisions make up Towne Lake?

Towne Lake is a collection of subdivisions, not one neighborhood, built by the Means Brothers Company starting in the late 1980s and added to ever since. Each has its own age, home style and price point. Here’s what sold over the past year:

SubdivisionClosingsMedian sold$/sq ftMedian year built
Towne Lake Hills North7$900,000$1681998
Towne Lake Hills East17$770,000$1751994
Towne Lake Hills5$650,000$1721996
Maple Grove at Towne Lake10$609,884$2832025
The Village at Towne Lake14$520,000$2512021

Cottages at Towne Lake3$345,000$2601999
The Crossings at Towne Lake3$300,000$2032000

These are small samples, from 3 to 17 sales, so one closing can move a median a lot. For comparison, Woodstock as a whole sells at a median of about $457,500. Next door, Eagle Watch is a golf and tennis community with single family homes built from 1988 to 2008.

Are there homes under $450,000 in Towne Lake?

Yes, in three subdivisions. Over the past year, The Crossings at Towne Lake sold at a $300,000 median, Cottages at Towne Lake at $345,000 and Towne Harbor at $400,000, each on 3 sales. With so few sales, homes there can be gone before most people see them, so set up alerts for the price range you want.

Nearby, more than 60 Woodstock subdivisions sold at a median under $450,000 over the same year, including Chastain Heights ($384,900, 34 sales) and Mountain Brook ($414,500, 12 sales). Our Downtown Woodstock guide has the list, and the first-time buyer guide shows the monthly cost at $425,000 and $450,000.

How do HOAs work in Towne Lake?

There’s no single Towne Lake HOA. Each subdivision has its own association, its own dues and its own amenities. Roughly:

  • Eagle Watch: about $978 to $1,086 a year, usually with swim and tennis included.
  • Townelake Hills South / Township Place: about $600 a year covering grounds, swim and tennis.
  • Towne Lake Hills East: about $852 a year.

Ask for the current dues, any transfer fee and what’s included before you offer.

Is there golf in Towne Lake?

Yes. Towne Lake Hills Golf Club at 1003 Towne Lake Hills East is an 18 hole, par 72 Arthur Hills design that opened in 1994, semiprivate, with a driving range and about 6,780 yards from the back tees. Next door, Eagle Watch Golf Club is an 18 hole, par 72 Arnold Palmer design with three pools, lighted tennis and pickleball courts, a fitness center and a clubhouse restaurant.

What else is there to do around Towne Lake?

Many subdivisions have their own swim and tennis, and Towne Lake Hills East has a clubhouse, fitness center, pickleball and a swim team. Downtown Woodstock, with Main Street, Reformation Brewery and the amphitheater, is close by; see our Downtown Woodstock guide.

The Woodstock Mill District, a 118,000 square foot, Publix anchored center, is going in at Towne Lake Parkway and Woodstock Parkway just east of I-575, folding in the existing Towne Lake Plaza. It’s now expected to open in spring 2027.

What I’d tell a friend

Towne Lake is really a group of subdivisions, so the right one depends on your budget and the kind of house you want, from golf course homes in Towne Lake Hills to newer builds in Maple Grove and The Village. I’d start with your price range and your commute, and let us show you which subdivisions fit both. Each one has its own HOA, so compare dues side by side.
