A quick note on the terms. Days on market is how long a home sits before it goes under contract. Sale-to-list tells you how close sellers are getting to their asking price: at 98.2%, a home listed at $500,000 sold for about $491,000 on average.
What does it mean if you’re buying?
You have more room to negotiate than you did a year ago. Homes are sitting longer, there are a few more to choose from, and roughly four in ten listings have already cut their price, so offers below asking, requests for help with closing costs and longer due diligence periods are all on the table for the right house.
The catch is the rate. At 7.32%, every $100,000 you borrow costs about $687 a month in principal and interest over 30 years. That makes the total monthly cost (taxes, insurance and any HOA included) the number to shop by, not the list price. Our first-time buyer guide shows sample monthly costs at $425,000 and $450,000, and Georgia Dream down payment help is available on homes up to $625,000 in Cherokee County.
What does it mean if you’re selling?
Price matters more than it did a year ago. Buyers have more choices and are watching for price cuts, and the homes that sell are the ones priced from the recent sales nearby, not from last year’s highs. Fewer new listings came on in September than a year earlier (382 versus 480), so a well prepared, well priced home still gets attention.
If you’re also buying, the softer market helps on that side too. Our guide to buying and selling at the same time walks through the options with a worked example, and our cost to sell guide shows a sample net sheet.
Buyers have more choices than a year ago, so homes that are priced right still sell, but overpriced ones sit. Buyers: there’s room to ask for closing cost help on homes that have been on the market a while. Sellers: price it right the first week; chasing the market down costs more than starting at the right number.
